シドニー・秘密都市バランガルーの成功の秘訣は！
現在世界で進行中のウォーターフロント開発の中でも、バランガルーほど注目を集めている開発プロジェクトはない。
シドニーは今、大きな節目を迎えている。シドニーのウォータフロントは、活気に満ちた世界レベルの魅力的な街へと変容している。

特に、シャープな形のホテル棟(超高層ビル)は、ハイエンドな来街者を満足させるサービスが整っていた。
日本に比べて物価の高いオーストリア、バランガルーで食事はしなかった。
バランガルーサウスでは、プレイス・メイキング（*1）が進行中。バランガルーサウスエリアの半分以上は、賑やかな金融街を取り巻くオープンなパブリックスペースで、世界レベルのオフィス、高級レジデンス、活気あるショッピング、ダイニング、エンターテイメントが楽しめる場所。
ここでは、最終的に23,000人が働き、1,600人が住み、6つ星ホテル、80を超えるカフェ、バー、レストラン、小売店が立ち並ぶ。

77,000平方メートルの地下室（その上にある42階建てのオフィスタワーの1棟とほぼ同じ大きさ）に、9つの建物へ電力や水を共有するブラントを設計。ここから、バランカルーオフィス、レジデンス、店舗へ、電力、冷暖房、および水を供給。
オリンピック競技用プール約40個分の水を毎年節水し、費用とエネルギー効率の高い地域。
冷暖房施設の設置。
過去3年間に埋立地より出た5,400トン以上の廃棄物を処理した廃棄物処理施設を継続して使用し、月50から60トンの食品廃棄物をこの施設で圧縮。この廃棄物は、バランガルーの外に搬出され、グリーンエネルギーや肥料に変換。エリア全体でリサイクルへの取り組みを一元化することにより実現可能となった。
エリア内に再生水のリサイクル施設を設置。この施設が完成すると、エリア内で毎日使用される水よりも多くの水を作り出すことができる。エリア内で使用された水は、この施設で処理され、高品質の再生水となり、トイレの水洗、清掃、スプリンクラー、植物への水やりに利用。このような取り組みにより、バランガルーはウォーターポジティブになる。
通常は建物の上にあるインフラストラクチャを地下に配置することで、バランガルーの建物の屋上に6,000m2のソーラーバネルを設置し、グリーンエネルギーをエリア内に供給できるようになった．

The achievement of Barangaroo's ambitions to be carbon neutral, water positive and to create zero waste emissions is made possible by Podium Asset Services, engaged to design, deliver and now manage Barangaroo's infrastructure.
Enabled a carbon neutral, economically viable precinct by delivering a large-scale centralised utility infrastructure
Designed plant, services and systems to support nine buildings to be housed in one 77,000 sqm basement (almost as large as one of the 42 office towers that sits above it. This delivers all Barangaroo Offices, apartments and retailers with power, cooling, heating and water.
Delivered a district cooling plant that saves about 40 Olympic-sized swimming pools of water every year and provides cost effective and energy efficient air conditioning.
Designed a waste management system enabling the diversion of over 5,400 tonnes of waste from landfill in the past three years - the equivalent of 1,200 elephants. 50 to 60 tonnes of food waste is compacted every month, before its taken off site and converted into green energy and fertiliser. This is only possible because of the centralised approach to precinct recycling.
Provided the precinct with recycled water recycled. When completed, the precinct will be able to create more water than it uses each day. Water used in the precinct is treated and converted into high-quality recycled water which is used for toilet flushing, cleaning, fire sprinklers and watering the plants, enabling Barangaroo to be a water positive.
Placing infrastructure, which is typically housed on top of a building, into the basement, made possible for the rooves of Barangaroo buildings to be saturated with 6,000m2 of solar panels, that provide green energy for the precinct.
Benefits Derived
Lendlease CEO, Steve McCann, said that 'Fundamental to Barangaroo's success was the creation of the basement, a "secret city".
