Our homes offer more space, privacy, and freedom than traditional dorms, while still providing a community feel.

How close are your properties to campus?

Most of our homes are located within a 5–10 minute drive or bike ride from both Cal State Long Beach and Chapman’s Orange campus. Many are within walking distance of bus lines and major student hangouts, are situated in safe, student-friendly neighborhoods.

How do I apply?

Start by completing our quick online application on our vacancy list found here: https://suitespot.appfolio.com/listings. Once submitted, we’ll contact you to schedule a tour and walk you through next steps. If you don’t have prior rental history or income, we may request a co-signer (typically a parent or guardian). We also work with students receiving financial aid and can suggest co-signer alternatives if needed.

What does the rent include?

Rent covers your private room and access to shared common areas—but utilities are billed separately. Residents are responsible for paying for water, electricity, gas, trash, and Wi-Fi, which are split among housemates monthly. Our homes do not come furnished by default. However, we do offer furnishing packages for an additional monthly fee. These include a bed, desk, chair, and dresser. Common areas can also be furnished upon request.

When can I move in?

Move-in dates typically align with the start of the end of summer but are specific to each house. Check the listing for specific dates.
