Disclosure: I'm behind SignedPrice.

I built SignedPrice to help people research recorded home-sale prices across Singapore, Tokyo, Dubai, Seoul and New York. It brings public transaction data and source notes together in English.

For Singapore, HDB resale records and private-housing data are kept separate. The source and transaction period matter when checking any comparison. HDB buyer eligibility also needs a separate check.

For Tokyo, the underlying records are anonymous and reported by area and quarter, so they should not be read as exact-building sale histories. Coverage and detail differ between cities.

You can explore the published records and comparisons here: https://www.signedprice.com/

This is a starting point for property research. Past transactions do not establish current availability, property condition or future returns. Please verify the source period and the local rules and costs that apply to you before making a purchase.

If you research property in these markets, I'd welcome feedback on which comparisons or data gaps you find most useful to investigate.

Tokyo research note from SignedPrice: how to narrow a condo search before contacting an agent.

1. Pick two wards that fit your commute or day-to-day plans. Compare recorded price per square metre for the same quarter, checking the number of sales behind each figure.
2. Look at neighbourhood examples with similar floor area and construction year. A low total price can reflect a much smaller or older home.
3. Keep a separate checklist for the actual building: condition, management and repair-reserve fees, and current availability.

Our Tokyo page brings together ward comparisons and neighbourhood sale examples from Japan's public MLIT transaction records:

The records are anonymous area-level observations, so they cannot confirm a named building's sale history or predict future returns. I'm sharing this as the person behind SignedPrice.
