The problem of those bad durians obviously lies with the dishonest durian seller.

BUT if my CEO (of my vested holdings) tells me that lemons are inevitable when they bulk purchase oranges, it is simply not good enough. After all, there looks to be a decent amount of lemons than the occasional odd one.

MINUTES OF PROCEEDINGS OF 16th ANNUAL GENERAL MEETING

Proxy Mr. J G Thurlow had the following query: He asked whether an independent technical assessment was conducted prior to an acquisition (in terms of the existing power availability, upgrade and expansion potential, cooling capabilities, and the suitability of the data centre assets to support hyperscale customers and evolving artificial intelligence (“AI”) workloads) and which key assumptions underpinning the acquisition had proven to be incorrect.\

Response: Ms. Ler Lily explained that Management's assessment of acquisition opportunities considers the underlying attributes of the assets, including lease quality, tenant profile, portfolio risks and the sustainability of cash flows. While a portfolio acquisition may inevitably include certain assets that subsequently underperform or are less resilient than initially expected, acquisitions are evaluated on an overall portfolio basis, with the objective of ensuring that the portfolio as a whole generates sustainable cash flows and delivers accretive growth. As part of the acquisition process, independent technical due diligence was conducted by external consultants, alongside Management's commercial and financial assessments.

Clearly the Board concurs. Lily has been rotated to CFO of Mapletree Investments.

I think the Mapletree Reits need to take their medicine and recognise the sunk losses of their poor decisions of the past.

Separate the Oranges and Lemons while the capital markets are still providing liquidity and are risk on.

Capital markets will continue to get tighter as

1. Middle East needs to retain funds for rebuld and re-arm
2.China continues to tighten capital controls and force capital back
3. Data Centre buildout continues OR AI story collapses and we go into a market crash.

Mapletree Investment is the parent; the Mapletree REITs, the children. Over the past discussions across many threads, a common theme appears: child REITs let the parent extract AUM fees while keeping less skin in the game. The mechanism is straightforward: parent develops or holds a property at 100% ownership, sells it into the REIT at a rich valuation, and comes out the other side holding cash plus only its pro-rata stake in the REIT, often a fraction of what it used to own outright. It then keeps collecting AUM fees on the full asset, regardless. Spinning off REITs is an amazing way to be leveraged on other people's money, while encashing its properties at a good price.

So having lemons in a portfolio of oranges sold is not a big deal because the OPMI bears the brunt

hi postage paid,

The resignation came after trading close on the same day my post went out. Since they got a ready replacement, I am convinced the BOD didn't read my post earlier in the day and then decide to act. It is a coincidence for sure (or maybe not!) Tongue

Jokes aside. Miss Lily Ler was only appointed as CEO in 2024 and the NA data center portfolio was acquired before her tenure as CEO. But before appointment as CEO, she was the CFO since 2011 and so in a sense it happened under her watch, although I am not sure if her CFO role would make a difference (in terms of the decision making to acquire the assets). The replacement CEO is a new hire from Feb2026 at Mapletree Investments, holding the title of Head, Data Centers (AP). He has some prior M&A experience/mgt of digital infrastructure. My guess is that the decision for a new CEO had probably been made since 2nd half of 2025, with him first holding an interim role within the Sponsor.

The MoM had also mentioned that one of the empty data centers was sold to a developer. So I suppose there are definitely buyers shopping around for viable land to develop the hottest asset class in the market right now. But the only problem is that the data center will be sold as some sort of "empty land price" with little value assigned to the building/infrastructure sitting on it. This new outsider CEO has no baggage and no sunken costs, and may work to kitchen sunk everything and move on as you mentioned.
